Get Peace

OF MIND

Getting set up in a new space can come with some unknowns, which is why we’ve set out all the information, from rental installments to what you should bring with you so that you can get started on the right foot!

Q: WHAT DOES INDIVIDUAL LEASING MEAN?

A. Each resident signs their own lease for their specific bedroom. So, if a roommate moves out, the other residents are not responsible for that person’s rent. Please note that common areas are a shared space.

Q: WHAT ARE RENTAL INSTALLMENTS? WHY IS MY RENT NOT PRORATED?
A. The total rent for your lease term is divided into 12 equal installments to be paid over the course of 12 months (or less, if you so choose). Because each installment amount is derived evenly from your total rent costs and not from a monthly rental rate, there is no need to prorate based on the timing of your move-in or move-out date.
Q: WHAT SHOULD I BRING TO MY NEW APARTMENT?

A: We suggest that you bring:

  • Bedding.
  • Toiletries.
  • Dishes/Cookware.
  • Decorations to make your new room feel like home!
Q: WHAT’S INCLUDED IN MY RENT?

A: The following is included in your monthly rent payment:

  • Apartment, including private bed and bath
  • In-Unit Washer and Dryer
  • Dishwasher
  • Microwave
  • Refrigerator
  • Wi-Fi
Q: WHAT IF I NEED SOMETHING REPAIRED IN MY APARTMENT?

A. If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

Q: HOW DO I PAY MY RENT & WHEN IS IT DUE?

A. Rent can be paid online through the Resident Portal using a credit card or bank account number. You may also pay with a personal check, money order, or cashier’s check. Rent is always due the 1st of the month. We recommend signing up for automatic payments through the resident portal so you never miss a payment.

Q: WHAT SERVICES DO YOU OFFER?

A:

  • Online Payments
  • Resident Events
  • Onsite Maintenance Team
  • Onsite Team Management
  • 24/7 Phone Services
  • Roommate Matching
Q: HOW DO I APPLY?

A:

  • Reserve your room through our online portal here
  • Get approved with your Passport and I-20 Visa

Q: If I'm an international student, do I need a guarantor? What documentation do I need to provide?

A: For applicants who do not have a credit history in the US and/or a guarantor, Theory will accept a prepayment of two installments in lieu of credit/guarantor requirements. Prepaid installments are applied to the last two months of your lease term. Additionally, applicants who are citizens of another country must provide at least two of the following:

  1. A passport.
  2. The INS document that entitles the applicant to be in the United States.
  3. Proof of employment in the United States.
  4. An I-20 verifying student status; and/or 5) proof of enrollment.
